How to Become a Licensed Home Inspector in Maryland

Home Inspector Pre-Licensing:
To become a licensed home inspector in Maryland, an individual must:
- complete a 72-hour on-site home inspector training course that is approved by the Commission; and
- provide an examination score report verifying successful completion of the National Home Inspector Examination.

To Help Prepare for the State Exam
To help prepare for the state exam, you may take advantage of several resources InterNACHI® provides, including InterNACHI's Online Inspector Exam (free and open to everyone), the InterNACHI® Ultimate Home Inspection Practice Test (free for members), and InterNACHI's online courses (free for members). We do not know what's on the state exam, but the preparation resources may be helpful to you. You may want to formally request that the state recognize a valid alternative proctored exam like InterNACHI's Inspector Exam.
Insurance for Inspectors
To be a licensed home inspector in Maryland, individuals must meet certain requirements for adequate insurance coverage. InterNACHI members are eligible for discounts and enhanced coverage. Visit nachi.org/insurance for information on how to sign up.

Radon Tester Certification (online & free for members):
Although Maryland does not have state regulations for radon testing, the state recommends that the public follow the Environmental Protection Agency (EPA) guidelines for testing. Visit the Maryland Department of Health for details.

Wood-Destroying Organisms (online and free for members):
Maryland Department of Agriculture approves InterNACHI's Wood-Destroying Organism Inspection Course for Continuing Education to satisfy the certification training requirements for licensed pesticide applicators.
