How to Become a Licensed Home Inspector in Virginia

Home Inspector Licensing 

To become a Virginia-licensed home inspector, the state requires individuals to:
  • complete a state-approved 70-hour pre-licensing course; and
  • complete 25 home inspections under the direct supervision of a licensed/certified home inspector. If home inspections were completed under the direct supervision of a licensed/certified home inspector, the License/Certified Home Inspector must certify the applicant's experience; OR
  • complete a state-approved 35-hour pre-licensing course; and
  • complete 50 home inspections under the direct supervision of a licensed/certified home inspector. If home inspections were completed under the direct supervision of a licensed/certified home inspector, the License/Certified Home Inspector must certify the applicant's experience;

Home Inspector Licensing Exam

To become a licensed home inspector in the state, you have to pass the state exam. To help prepare for the state exam, you can take InterNACHI's Online Home Inspector Exam (online and free), the InterNACHI State Exam Prep Course (online and free for members), and InterNACHI's courses (online and free for members). We do not know what's on the state exams, but the preparation resources may be helpful to you.



Continuing Professional Education (CPE, free, online)

As described in Virginia regulations 18VAC15-40-72, home inspectors must complete 16 contact hours of Continuing Professional Education (CPE) during each certificate renewal cycle. The Board for Asbestos, Lead, and Home Inspectors does not have the statutory authority to approve home inspector CPE courses; therefore, any course that covers the areas tested on the state exam will be accepted to meet the CPE requirement, as described in Board Regulation 18 VAC 15-40-72 for Certified Home Inspectors

Real Estate Cards (free for members)

Virginia-licensed real estate agents can attain free Continuing Education credits by following the directions on the real estate cards. Members can hand out these cards to real estate agents, which explain how to log into the free courses by visiting nachi.org/va-agent.
 
When an agent logs into a course and enters the member's ID number, the member is automatically emailed. The first slide of the course is the member's contact information. 
 
 
  



Radon Tester Certification (online & free for members) 

       

According to the State of Virginia, no person shall conduct or offer to conduct any radon screening, testing or mitigation unless the individual has completed certification approved by NRPP or AARST. For details, visit the Virginia website
 
NRPP:
InterNACHI's free, online "Radon Measurement Professional Initial Training Course" is AARST-NRPP approved for both initial certification and Continuing Education. To complete all components of the NRPP Radon Certification, please visit their site for more information.  
 
NRSB:
InterNACHI's free, online Radon Measurement Professional Initial Training Course is NRSB-approved for initial certification. For those looking for NRSB continuing education, members should take the free, online "Advanced Radon Measurement Service Provider" course.

 


 

 Wood-Destroying Organisms (WDO)


While Virginia does not regulate pest-control inspectors the Virginia Department of Commerce and Consumer Services requires that pest control applicators be licensed by the state. InterNACHI's Wood-Destroying Organisms (WDO) Inspection Course may be a beneficial educational tool for those looking to become licensed.
