How to Become a Licensed Home Inspector in Tennessee


Home Inspector Licensing 

To become a licensed home inspector in Tennessee, you must successfully complete a 90-hour pre-licensing course approved by the Tennessee Department of Commerce and Insurance, pass the National Home Inspector Exam, and carry liability insurance. For details, visit Tennessee's website.

The state exam information is on Tennessee's website. You must take the National Home Inspector Exam unfortunately because the TN Board refuses to recognize InterNACHI's free proctored inspector exam. To help prepare for the state exam, you may take InterNACHI's Online Home Inspector Exam (free), take the InterNACHI State Exam Prep Course (free to members), take InterNACHI's online courses (free to members), and try our free Practice Test. We do not know what questions are on the state exam, but our resources may help. 



Insurance for Inspectors

To be a licensed home inspector in Tennessee, individuals must meet certain requirements for adequate insurance coverage. InterNACHI members are eligible for discounts and enhanced coverage. Visit nachi.org/insurance for information on how to sign up.

Home inspectors in Tennessee are expected to follow their state's own standards of practice. Tennessee Department of Commerce and Insurance provides documents for home inspectors, including Tennessee standards of practice for home inspectors.
 
 
 

Continuing Education (online & free for members): 

Tennessee Home Inspector Licensing Board requires licensed home inspectors to complete 32 hours of commissioner-approved continuing education no later than thirty (30) days prior to the expiration date of the license. Note: According to Rule 0780-05-12-.05, as of November 2014, credit shall not be granted for a repeated course within a three (3) year time period.
 

Once you attain a state license, you'll be able to take the free, online CE courses to renew your license.

Radon Tester Certification (online & free for members)

   
Tennessee requires that individuals performing radon testing, measurement, and mitigation be certified by the state by completing courses by AARST-NRPP or NRSB. Become certified to perform radon testing services in Tennessee. Tennessee Radon Program accepts InterNACHI's free, online "Advanced Radon Measurement Provider Course". NRPP:
InterNACHI's free, online "Radon Measurement Professional Initial Training Course" is AARST-NRPP approved for both initial certification and Continuing Education. To complete all components of the NRPP Radon Certification, please visit their site for more information.  
 
NRSB:
InterNACHI's free, online Radon Measurement Professional Initial Training Course is NRSB-approved for initial certification. For those looking for NRSB continuing education, members should take the free, online "Advanced Radon Measurement Service Provider" course.
